Property Description

Fully modernised, large two double bedroom apartment in excellent location. Extensive accommodation includes kitchen diner with separate living room and study area.

St Margarets is a private estate to the east of Guildford and within walking distance of the town centre and London Road train station. Parking for one car is available on site and extensive private gardens are enjoyed by all residents. Opposite is Stoke Park, a large public space with a wide range of recreational possibilities, across which is the Spectrum Leisure Centre.

The property underwent total refurbishment in early 2020 with installation of new kitchen, bathrooms, carpets, appliances and décor. With 876 sqft (81.4 sqm) of accommodation this property offers spacious living for a family or sharers.

From the parking and garden areas the communal hallway and stairs lead to the second floor entrance.  The hallway with laundry cupboard housing washer and drier leads into the kitchen diner. A range of modern wall and base units afford space for storing, preparing and enjoying meals. Integrated fridge-freezer, dishwasher and air extraction. Granite worktops and wood effect vinyl complete the high quality finish. There is generous space for a dining table and chairs.

Through double glazed doors the living room can be used as an open plan space or separated from the kitchen. Large double-glazed windows fill this area with natural light. The separate study area can be found to one side of the living room and could be used as an occasional third bedroom.

From the kitchen diner a doorway leads to an inner hallway from which bedrooms and the main bathroom are found. Both bedrooms are good size doubles which continue the theme of plentiful natural light. The bathroom is a good size, finished in white marble and provides for bathing and showering.

A further shower room is accessed from the entrance hallway and benefits from an Aqualisa digital shower system. Heating is controlled by fully programmable electric radiators and water via pressurised system.

Outside there are well maintained communal grounds and parking on site for one car. Directly opposite St Margarets is Stoke Park which accommodates a wide range of outdoor leisure pursuits and the Spectrum Leisure centre is within easy walking distance.

Admin fees

Information on costs and fees There are no tenant fees for creating a new tenancy. Simple as that. You may be asked to pay a deposit to reserve the property (sometimes known as Holding Deposit, Goodwill Deposit or Reservation Deposit), a Security Deposit and the Rent in advance of the start of your tenancy. All of these are explained in more detail below. Reservation. In order to secure a property and cease further marketing, a Goodwill Deposit of £250 or equivalent to one weeks' rent (whichever is the lower) must be received. The Goodwill Deposit will be taken off the first month's rent or will be returned to the tenant in full if the Landlord decides not to proceed with the tenancy or if an agreement is not reached before the deadline for agreement (and the tenant is not at fault). The Goodwill Deposit will not be returned if the tenant/s or Guarantor/s provide false or misleading information, if they fail the Right to Rent check or if they decide to withdraw from the application or if the prospective tenant fails to take all reasonable steps to enter the agreement (for example not responding to reasonable requests for information required to progress the agreement). Security Deposit: A Security Deposit will be required from every Tenant, normally the equivalent of five weeks' rent. This will be registered with The Deposit Protection Service or another UK Government-approved agency (the 'deposit holder') in line with statute law governing residential tenancy deposits. The funds will be sent to the deposit holder and you will receive details from them about the status of your deposit and how to log in to their systems. We recommend reviewing their online presence for more information. Provided there are no disputes over unfair wear and tear, damage or lack of cleaning, rent outstanding, or unpaid utility bills the deposit will be returned to the tenant at the end of the tenancy. Under no circumstances can the deposit be used as part or all of the last month's rent. Tenants will receive a copy of the Prescribed Information relating to the security deposit as is required by UK law. If you have any questions regarding this we will be pleased to assist. Tenancy agreement: A tenancy agreement will be drawn up and all tenants - and guarantors as necessary - named on the tenancy agreement must sign this necessary documentation in person within the mutually agreed timeframe before the commencement of the tenancy. Keys will only be released at the handover of the property at the commencement date of the tenancy. A specimen tenancy agreement is available should you wish to see it. Rent: Rent is payable on or before the 1st day of each calendar month and should be received as cleared funds on that day. Where the first day of the month falls on a weekend it is accepted that rent may be received on the next working day. Where a tenancy starts on any day other than the first day of the month, rent will be requested in advance, pro rata from the commencement day to the next rent payable day. Rent must be received by Bank Transfer only and we can provide a Standing Order Form to you to assist with this. Where there is a change to rent payable, for example at a point of renewal or agreed step change in rent, the Tenant will be responsible for instructing their bank in good time. Changes to contract: Sometimes circumstances change; we are human and appreciate that such situations can be difficult. In the first instance, we encourage Tenants to contact us at the soonest opportunity to discuss what options are available. Whilst we are normally able to provide assistance, Tenants should be aware that they have entered into a contract with a Landlord that is legally binding. Should a Tenant wish to amend any of the terms within the agreement after the commencement of the tenancy and subject to the Landlord's agreement to the changes there will be a charge of £50 plus VAT payable by the tenant per amendment. Other costs. There are other circumstances where an agent is permitted by law to make a charge for example, to replace lost keys. Details of all charges are available upon request.
